Property Inspections
As dictated in the purchase agreement, you’ll have “x” amount of days to conduct your physical inspection of the property. Our team has established relationships with vendors who continue to provide clients with honest and unbiased reports. During this period, we recom- mend the following inspections: general, termite, sewer line, roof, HVAC, foundation, plumbing, electrical, chimney (if applicable), mold, and pool (if applicable). Doing an extensive array of inspections upfront not only arms you with the working knowledge of the home, but it also allows for a better case when asking for any credits or requests for repairs. You can expect to receive reports back from inspectors within 48 hours. It is during this time that you and your agent will work towards how you’ll want to proceed with the purchase:
a) purchase as-is
b) ask for line items to be repaired
c) ask for credit at the close of escrow or price reduction to address the items that were issues identified in the reports
Our agents will always work towards negotiating aggressively on your behalf, but bare in mind that Sellers are not obligated to entertain any requests for repairs or credits. If a Seller does in fact choose to not do anything, it will be your decision to either move forward with purchasing the home as-is or canceling the escrow.
