Submit an Offer

Now that we’ve found the perfect home, it’s time to submit an offer. Every offer we submit to the seller will include the following:

Purchase Agreement: This spells out the purchase price you’re offering, how many days you need to close escrow, your loan amount / down payment, and how many days you’ll need for an appraisal, loan and inspection contingency. We work to present our buyer’s offer with favorable terms that sellers will be pleased to receive. Our typical terms for the following contingencies are inspection (10 days), loan (17 days), and appraisal (17 days). *This is subject to change depending on the demand of the home.

Pre-Approval / Pre-Qualification Letter: This is an official statement from the lender stating how much your approved loan amount is and at what interest rate you’re receiving for that loan.

Proof of Funds: This can be a bank statement or a few statements from various accounts that show liquid assets available for the down payment.

Letter of Introduction: This is not always a requirement, but it helps the seller understand your story. The letter should be a compelling story for why they should accept your offer, why their home has caught your eye, and include a photo of yourself or family for their frame of reference.
