Once We Have An Accepted Offer
- Open Escrow and make sure all parties have the necessary information
- Obtain and send Seller Disclosures
- Preliminary Title Report ordered and reviewed
- Manage inspections and communicate findings to Sellers. Obtain second opinion as needed
- Negotiation strategy following inspections – request for repairs
- Make sure all contingency dates are followed and removed accordingly (Inspection, Appraisal, Loan contingency)
- Assist Escrow and obtain all required documents
- Notify Sellers throughout with any and all updates
- Prepare for closing – gather property service vendors for buyer (gardeners, pool, utility info, etc.)
- Schedule and coordinate staging move-out
- Gather all keys and remotes. Make sure all of Seller’s items have been removed and all utilities transferred
- Confirm loan funding and confirmation
