Once We Have An Accepted Offer

  • Open Escrow and make sure all parties have the necessary information
  • Obtain and send Seller Disclosures
  • Preliminary Title Report ordered and reviewed
  • Manage inspections and communicate findings to Sellers. Obtain second opinion as needed
  • Negotiation strategy following inspections – request for repairs
  • Make sure all contingency dates are followed and removed accordingly (Inspection, Appraisal, Loan contingency)
  • Assist Escrow and obtain all required documents
  • Notify Sellers throughout with any and all updates
  • Prepare for closing – gather property service vendors for buyer (gardeners, pool, utility info, etc.)
  • Schedule and coordinate staging move-out
  • Gather all keys and remotes. Make sure all of Seller’s items have been removed and all utilities transferred
  • Confirm loan funding and confirmation
